"I first became a director in July 2009 after it had been left poorly managed by the previous managing agents, based some 200 miles away. The previous agents had done the bare minimum to manage the estate and besides the various lease, legal and legislative requirements, the value of the properties were being affected by the mismanagement of the estate, the poor state of repairs and the lack of general maintenance. I felt we needed a strong and local managing agent who had an interest in ensuring the estate was bought back to its former glory and after putting the estate out to tender Amax seemed to meet all of the criteria. We entered into an agreement with them and then started working on the project. They had a difficult task ahead of them as the previous agent had not managed the estate overspent carrying out reactive emergency repairs and Amax were faced with a pile of outstanding bills equating to Â£13,500 outstanding to contractors and no money to pay them. Amax worked in conjunction with the directors and from day one worked to recover all outstanding debt and manage the suppliers â€“ letting go of the ones not performing and working with the others to ensure that we gained value for money as well ensuring they were working to the terms set out in the lease and all legal requirements. Six years on, not only is the estate completely turned around, with all areas now compliant and repairs up to date. The bank balance is now cash positive when enabled us to now carry out our upgrades, internal decorations and re-carpeting as per the lease requirements. We are now seeing some of the property values returning. We have allowed Amax to work using their own initiative, management and organizational skills, whilst we manage through a series of regular meetings. As a director of the estate we put some simple management tools in place to ensure that the progress was smooth and that Amax could work unhindered. We established with them agreements on spend, bad debt management and have allowed Amax free rein to negotiate with suppliers, based on a simple 3 quote basis, to gain the best deals â€“in the interest of value not necessarily price. This partnership has proved very successful and it is the hard work, passion and level headedness that has made this partnership with Amax the success that it is. From my own personal experience, the team at Amax are a pleasure to work and have made my job as a volunteer very easy.
