Tenants Fees

TENANT FEES (all prices inclusive of VAT)


Holding fee - £150 (This will be deducted from the final balance)

Rent - (1 month’s rent in advance as per advertised property)

Deposit - Equivalent of 6 weeks rent

Tenancy Set Up Fee - £240.00 per property (includes all Tenancy paperwork etc)

Referencing Fee - £60.00 per adult/guarantor (over 18 years of age)

Additional Tenant Fee (Tenant Share) - £240.00 per property

Permitted Occupier Fee - £60.00 per permitted occupier

Pet Fee - £200.00 per property


Initial property cleaning fee, one off charge:

•Studio - £188.00

•1 bed-£200.00

•2 beds -£212.00

•3 beds- £224.00

•4 beds -£236.00

•POA for furnished properties

•Additional charge - £70.00  for oven & hob (POA for furnished properties)


Tenancy Fees (due during the term of the tenancy)

Late rental payment letter *£25.00 per letter

Late rent interest payment *6% of annual rent – calculated daily

Breach of tenancy letter *£25.00 per letter

Aborted property visit *£60.00 per aborted visit 

Tenancy renewal fee *£120.00 per agreement

Tenancy amendment fee *£105.00 per agreement

Bank charges *£20.00 per returned, refused or re-presented payment

Pest control *fee will be variable dependant on infestation

Repair costs *fee will be variable dependant on works required if deemed tenant’s liability

Landlord’s Insurance Excess *fee will be variable dependant on policy excess

Utility charges * Tenants are responsible for their own council tax and utilities

 Check Out from £105.00

Post Tenancy fees (due after vacation of the property):

Future Landlord Reference Fee £25.00 per reference 

Utility Bills *final bills will be variable dependant on usage

Council Tax *final balance will be variable dependant on property banding
