The team are regularly commended for how quickly we respond to reactive issues. As well as telephone and email, for the convenience of our Lessees/Residents we operate a Whatsapp/Text service where anyone can send a quick message or photo and the team will respond immediately.
For developments that opt for out of hours services we use a specialist outsourced company who provide an excellent ‘Amax Branded’ product which is overseen by us.
Amax have taken on a number of estates with problematic arrears and significantly improved these within a short space of time. Instead of just being a faceless entity and sending accounts to debt recovery, we work at building a relationship with our Lessees. Our effective working style has resulted in 98% of our portfolio paying service charges on time.
Amax Estates instruct health & safety & fire risk assessment reporting in accordance with current legislative requirements. We implement all recommendations including upgrades or maintenance of any detection systems and these are carried out by registered professionals.
Amax pride ourselves on sourcing good quality local contractors. We communicate effectively and always make sure they’re paid on time once work has been satisfactorily completed. Many of our contractors go above and beyond and we believe this is because we maintain excellent working relationships with them.
Because we are ARMA trained (with our Managing Director Maxine Fothergill being a previous member of the ARMA board) we comply with the gold standard and follow all provisions for legal compliance in the area of block management. Team members have been trained in IRPM and are supported by ARMA qualified staff and accountants.
We follow the three quote rule for all relevant work and obtain approval from our clients before we proceed with work that falls outside the agreed limit. We believe large unforeseen expenditure does not tend to arise with a correctly set budget unless there are exceptional circumstances. Our property and account managers track expenditure throughout the year and continuously strive to obtain value for money for our Clients.
